A Step-by-Step Seller's Guide

Putting your home on the market involves the coordination of many important moving parts in order to make sure that you achieve the best possible result. The Jans will guide you smoothly through this process, sharing with you the knowledge and experience gained from our many years of proven success selling Central Florida properties.

The following steps are designed as a guide to help you prepare and organize so that together we can successfully sell your home to meet your goals.

Step 1: The Initial Consultation – Let’s Establish Your Goals

The journey begins with an initial consultation with The Jans so that we can understand your needs and goals. What do you want to accomplish with the sale of your home? Do you want to make a certain amount of money that you can put toward a larger or nicer home? Do you need to sell it as soon as possible to facilitate a move to a new city or area? Or are you just liquidating assets to be able to use the money elsewhere in your portfolio? Once we better understand your needs, we can better guide you to your goal. It will be important for us to get to know the property that you are wanting to sell so ideally the consultation will be done in person at the property or, if you are selling a second/vacation/investment home and do not live locally, we will visit the property upon your direction.

Step 2: Pricing Your Home

Pricing is one of the most important parts of the selling process; overpricing can lead to reduced interest from Buyers, more time on the market and ultimately the need for price reductions and a lower sales price; underpricing may help to sell quickly but may leave money on the table and not ultimately achieve your objective. Combining our intimate knowledge of the market and experience from a myriad of similar transactions with your specific goals, The Jans will provide a detailed report that analyses the features and benefits of your home alongside other comparable properties that are currently for sale or have recently sold. The report will contain a recommended selling price range along with a suggested list price which we will discuss with you, along with an estimate of your selling costs, so that you may ultimately determine the optimal market price for your property. Once this is decided upon, we will send you our exclusive listing agreement.

Step 3: Staging and Photography

Now it’s time to start getting the property ready to be shown to potential buyers. The Jans will make recommendations for any enhancements that may be needed on the interior or exterior of the home. On the interior this could include decluttering, depersonalizing and staging some spaces so that buyers can envision themselves there, making any small repairs, painting and deep cleaning. On the exterior this may include enhancing or trimming the landscaping, pressure washing and painting so as to maximize the immediate curb appeal. Once we are mutually confident that the property is in its optimal presentation condition, The Jans will have high quality professional photography and videography taken to highlight all aspects of the home and show it in its absolute best light.

Step 4: Developing Marketing Strategy

The Jans will create a bespoke marketing plan for the property consisting of exclusive opportunities to reach short and long-term exposure goals. This plan will be designed to fully maximize the many channels available to reach prospective buyers not only at the base common denominator level through our participation in the local multiple listing services but at a higher and more targeted level through the global reach of the Premier Sotheby’s International Realty on-and off-line campaigns, award-winning websites and distribution network of over 100 top websites. We will create a custom brochure for the property and will assure a consistently targeted market presence through e-blasts, postcards, social media and digital ad campaigns.

Step 5: Listing Activity and Updates

During the course of the active listing The Jans will host and attend showings of the property to assure that all Buyers get to appreciate the unique and outstanding features of your property and its surrounding neighborhood. You will receive regular reports and updates with showings feedback and market updates and we will provide guidance to enable you as the seller to make informed decisions that will lead to a successful sale.

Step 6: Evaluating and Accepting an Offer

Receiving an offer is of course the most exciting part of the process but initial offers do not always match your desired end result. The Jans will objectively evaluate each and every offer as it comes in and will immediately provide you with an offer summary along with any specific point of benefit or detriment for you to consider as you review the contract(s) received. We will provide up-to-the-minute market information as needed and will share our many years of contract negotiations experience as we assist, guide and support you through any counter offer discussions and communications that may be necessary. Once final terms have been agreed upon by both parties we will assure that all final contract details are in order and that all important considerations have been covered before presenting for you to sign.

Step 7: The Closing Process

Once your home is under contract The Jans will provide you with a comprehensive next steps list of items and deadlines that we will coordinate on your behalf in order to assure a smooth, drama-free on time closing. This includes: overseeing the inspection and advising on the mutually agreeable handling of any items that may arise; sourcing vendors and scheduling any work or services needed on the property prior to closing; meeting the appraiser (if applicable) to assure that all possible value points of the property are taken into consideration to assure the highest possible appraised price; coordinating all necessary documentation with the title company and the lender (if applicable) and assisting with the transfer of utilities and services. In short, working alongside you to provide steady and objective support, direction and communication through all processes and across any possible hurdles to arrive satisfactorily at the closing.

Step 8: The Closing and Beyond

Whether you plan to be in Central Florida for the closing or need to close remotely out of state or in another country, The Jans will help make all necessary arrangements to meet your needs so that all of the necessary documents can be signed, handled and received back in Florida in time for the scheduled closing date. And if you are able to be here in person we will attend the closing along with you to help answer any questions and to celebrate your success with you. But our services do not stop there. The Jans will still be here as your resource at any time after the closing for anything that might be needed in relation to the transaction or to assist you with any further real estate needs.
