The journey begins with an initial consultation with The Jans – either in person or by telephone – so that we can have a full understanding of your needs and ultimate goal. Before the consultation it may be helpful for you to ask yourself a few questions that will best define what you may be looking for. Do you already know where you may want to purchase? Do you have any preferences for a condo, townhome, or single-family home? Which features do you like and dislike, which are must-haves? What is your ideal time frame for purchase or moving? What is the intent for the property – is it a primary residence, a second home or does it need to generate income? These, amongst others, are the types of questions to consider but it is also helpful to sit down with any others that will be involved in your property selection to get their input and come up with a list of ideal criteria and features that everyone can agree upon.
The next step is to determine your target price range and how you plan to finance your purchase. If you plan to pay cash then you will need to be prepared to provide a “proof of funds” to the Seller when you make any offers. If you plan to finance any part of your purchase, then the Seller will need to see a pre-qualification or pre-approval letter from a mortgage lender along with any offers detailing the amount of financing for which you have been qualified. The Jans are well versed in the process of finding and securing real estate financing and can put you in direct contact with established mortgage lenders before proceeding. Through a quick discussion and preliminary verification of your financial situation, the lender can help you to determine the most suitable price range, confirm an initial interest rate and can provide the necessary documentation to support your search.

With a property secured and under contract, a professional inspection is the next critical step in the purchasing process and your real estate contract will generally allow a specific period of time for this to be performed. An inspector will review all structural and mechanical aspects of the property including roof, plumbing, electrical, heating and air conditioning systems and much more and will provide you with a full report of their findings. The Jans can guide you to the best providers and will attend the inspection appointment with you or on your behalf. We will also review the full report with you and discuss any subsequent courses of action, recommending and organizing any third-party vendors that may be needed in the case of any repairs and guiding discussions/negotiations to determine the allocation of any associated costs.
If you are financing any part of your purchase, you will be talking with your mortgage lender immediately after acceptance of your offer to begin the mortgage application. The lender will require some very specific documentation to support the application which they will have outlined with you in your initial discussions with them and now is the time that you will need to be prepared to provide all of this. The lender will also be ordering a property appraisal in order to have an official valuation of the property in the current market. Many times the appraisal will match or exceed the purchase price but should it be valued at less than the purchase price then The Jans will once again be there to guide and assist you through any subsequent discussions or renegotiations that may be required to keep the transaction on course.
The Jans will communicate regularly with you throughout the contract to closing process to assist you with securing a homeowners insurance binder, providing details on any lien and title searches, guiding you on the transfer of any utilities and many other details as they arise.
